A fast growing apparel manufacturer was currently located in a facility that was inefficient for their manufacturing process and with no room to accommodate their continued growth. The client needed to quickly identify a new headquarters facility, however, the Cleveland industrial market at the time was extremely tight with a very limited supply of 100,000 SF+ buildings. In addition, it was extremely important for them to maintain their existing workforce so their geographical boundaries were limited.

The Approach
Juniper immediately initiated a search for real estate options but given the market, no existing options were currently available. Juniper and the Client also explored new construction options, however the lack of viable land sites within their target geography and high construction pricing quickly ruled this option out. Juniper continued to monitor the market closely and fortunately a property that met their needs came on the market.
The Outcome
Within two weeks of the property coming on the market, Juniper negotiated a letter of intent and purchase agreement with the seller and got the property under control for the client. Throughout the Due Diligence process, Juniper worked alongside University Tees to negotiate public incentives, develop an ownership proforma, obtain financing, and secure additional parking for their employees.
